NEWS UPDATE - AUGUST, 2009


News Update
August, 2009

Attention

On, Thursday, August 20, 2009, the Board of Directors was informed by Baltimore County Office of DEPRM, that due to one permit not being issued in a timely manner and other legal processes, the repair of our storm water management pond has been delayed approximately one month. We will keep you informed of any changes in this ongoing and complicated matter.

Community Projects:

As some of you may have noticed several community projects are being worked on or have been completed. Some of these projects include creating an adequate drainage area at the end of Variation Road, removal of trash and debris from the open space, removing a tree between 9008 and 9010 Deviation Road and replacing it with a more root friendly tree.

We have also been informed by Baltimore County Department of Public Works that we share in the responsibility for the repair of the sidewalk on Ballygar Road at the rear of 9036 Deviation and 9017 Transoms Roads. The cost to the community association is $156.00. We were also informed that the original drain in the area is in need of repair. The board of directors will be seeking bids for this repair.

Community Watch:

Recently, there was a daylight burglary in our community in which someone used a rock to break a window in order to gain entry. It was reported that a school ring and several pieces of jewelry valued at $2700.00 were take. Because of an observant and alert neighbor an arrest was made that same day.

It cannot be emphasized enough that if you are away from your residence for any extended period that you inform Baltimore County Police. Also let your surrounding neighbors know of your absence and who is allowed on your property during this time.

When called on to do so, please keep a watch on your neighbors home as if it were your own. This should include picking up any newspapers that may accumulate, removing any in door advertising, and any mail that may be left in curbside mailboxes. We should all be vigilant and work to keep our neighborhood safe; report any suspicious activity.

Help Wanted:

Your Board of Directors is asking for volunteers to serve as members of our community architectural committee. As a member you will be called upon only when needed to review and approve or disapprove any request by homeowners for architectural changes to the exterior of their homes. This committee on occasions will also be called upon (twice a year) to do a community walkthrough to determine where repairs are needed to maintain the integrity and property values of Northgate Hall. You need not be a board member to volunteer to serve in this capacity. Just have a willingness to want your community to continue to thrive.

Pond Issue Update:

Before leaving on summer vacation a final agreement was reached with Baltimore County Office of DEPRM concerning the repair of our storm water management pond. We have now been informed that the final permit needed will be received in a few days and a contractor has been assigned to this project as a result of the county’s bidding process. Work should get underway on or about August 24, 2009.

You will be notified by Baltimore County of the cost per household. If you recall previous communication on Baltimore County Bill 84-08, the cost will be shared by 249 homes. ($178,910.00/249=$718.51. This is then spread over 3years ($718.51/3=$239.50) Add 6% interest per year and it comes to $253.87. This is an approximate ball park cost that will be added to your yearly property taxes for 2010-2012.
