Why is the assessment $100 this
year?
The assessment increase to $100 for 2007 was approved by more than
2/3 of community homeowners at the 3/8/07 General Meeting. The assessment
increase is to allow your association to stay ahead of association
and common area cost increases, such as mailings, postage, website
maintenance, liability insurance, grass cutting, and signage. It is
also to develop a fund from which we can draw to pay for engineering
plans for replacement of the pond drainage system, and to hire an attorney
to represent us in convincing the County to absorb some of the pond
repair cost. Finally, it will allow the association to be proactive
in improving and/or repairing the common area. For the past thirty
years, we have had to be reactive to problems that have reached crisis
point, and must be dealt with through a special assessment. The $100
assessment is NOT A SPECIAL ASSESSMENT.
When will the special assessment
for repairing the pond come and what will it be?
No one knows the answer at this time. The special assessment will
come out once the engineering study has been completed, construction
bids have been requested, bids from 3 construction firms have been
received and evaluated, and the County’s portion (if any) of the bill
is determined. This special assessment may not be known until September
of this year.
What happens if I sell my house
before the Special Assessment is determined and approved?
Present homeowners are responsible for paying the special assessment,
regardless of property sale or transfer for this year.
