NEWS UPDATE - JANUARY, 2009


Northgate Hall Wins Lawsuits for Past Due Assessments!

As agreed at our 2007 general meeting, lawsuits were filed against those residents who had failed to pay their assessment for 2008. In November of 2008 these lawsuits were filed with the Circuit Court of Baltimore County for payment.

As a result, several residents settled these suits before an actual hearing thus, saving them an embarrassing and lengthy court case. These residents not only paid their 2008 assessment but, all late charges, court cost and attorney fees.

Those residents, who still failed to comply with lawsuits that were filed, have had court ordered judgments placed against their property and collection procedures have been initiated.

Meeting called to order by President Jerome Lee at approximately 7:03 p.m.

OLD BUSINESS

  • Webmaster paid
  • Christmas lights judging completed 12/21/08
  • Assessment notice – how written
  • Newsletter updated via computer; to be posted to association website

NEW BUSINESS

  • Winners of Christmas light judging announced; checks already sent to 1st, 2nd, 3rd place winning homeowners
  • J. Lee met with Verizon (FIOS) representative John Asplan, copy of handholds for townhomes proved by Verizon; J. Lee explained locations for community
    • The procedure is to mark the street and then place a notice on the door of the homeowner whose property may be temporarily disturbed during the installation; Kilbride Road completed
  • Again a suggestion to use extra funds for community clean-up; utilize community outreach resources or local groups such as the Camp Chapel Boy Scout Troop to assist with effort; community participation has been poor to nonexistent for past endeavors
  • Create a plan to divide the community into quadrants and concentrate on one area at a time (as funding permits)
    • Establish maximum dollar amount to be spent for each phase of project
    • Hire a company to perform the removal of dead trees, tires, mattresses, etc. that litter the common area. W. Cole to get estimates

POND UPDATE

  • J. Lee has made several trips to Towson to meet with Dan O’Leary (engineer) and Al Wirth (county rep). Plans have finally been approved by the state, contractor secured and work to begin in May\June
  • State is requiring the association to apply and pay for the final permit because we are the land owners, not the county (Permit application was received and will be completed by Dan O’Leary and submitted to state (approximate cost of permit $750.00)

ASSESSMENT

  • Of the five delinquent homeowners who received court notices for failing to pay assessments in 2007 and\or 2008, two have satisfied the monies due; three have received notices to appear in court in early March (Law offices Freeman, Wolfe & Greenbaum, representing the community in this action)
  • Verbiage for notices approved
    • Payment due March 1st; no payment will be accepted after March 31st. Specific verbiage also added to notify homeowner of specific action for non payment
  • Accounts past due will be referred to the attorney
  • C. Marks to investigate current homeowner status for 5 Vicky Ct, 9114 and 9116 Deviation Rd

REMINDERS
Volunteers will meet on January 29, 2009 at the home of Julie Wiggins (9010 Deviation Rd) to assemble the assessment notices and prepare for mailing
DUMPSTER DAY is May 16, 2009. MARK YOUR CALENDAR!
Snow removal must be complete within 24 hours of weather event!
